If you've asked a few cleaning companies for prices, you've probably noticed the quotes don't line up. One company gives you a number over the phone, another wants to walk the building first, and the totals can be far apart.
That's because commercial cleaning isn't priced like a product off a shelf. Two buildings with the same square footage can need very different amounts of work. Here's what actually moves the price, so you can compare quotes fairly and know what you're paying for.
1. Square footage, and how it's used
Size is the starting point, but layout matters just as much. An open office with a few desks cleans faster than the same space split into private offices, exam rooms or cubicles. Every extra room means more trash cans, more surfaces and more doorways to work around.
2. How often you need cleaning
A building cleaned five nights a week costs more per month than one cleaned once a week, but each visit usually takes less time because dirt never has a chance to build up. Most offices in Idaho Falls land somewhere between two and five nights a week. A good cleaning company will help you find the lowest frequency that still keeps the place looking right.
3. The type of building
Different businesses need different work:
Offices mostly need trash, restrooms, break rooms, dusting and floors.
Medical and dental offices need extra attention on high-touch surfaces, exam rooms and waiting areas.
Restaurants need cleaning after close, when grease and food spills are at their worst.
Car dealerships have showrooms, service departments and customer restrooms that get heavy traffic.
The more specialized the space, the more time each visit takes.
4. Restrooms and break rooms
Restrooms are usually the most time-consuming room in any building. A business with six restrooms will pay more than one with two, even if the total square footage is the same. The same goes for break rooms and kitchens.
5. Floors
Carpet, tile, sealed concrete and hard floors each take a different amount of time. Regular vacuuming and mopping are part of nightly cleaning, but deeper work like floor stripping and refinishing or carpet extraction is usually quoted separately because it's done less often.
6. Contracts and hidden fees
Some companies offer a lower monthly price in exchange for a long-term contract, then charge extra for supplies or add-ons. Ask every company you talk to:
Is there a long-term contract?
Are supplies like trash liners included?
What happens if I'm not happy with the cleaning?
At Hi-Teck, there are no long-term contracts. If we're not doing the job right, you're free to leave.
Why we quote in person
We could give you a number over the phone, but it would be a guess. Instead, we do a free walkthrough of your building, see the rooms, floors and restrooms, and ask what matters most to you. Then you get a quote for the work your building actually needs, with no surprises later.
Hi-Teck Commercial Cleaning has cleaned businesses in Idaho Falls since 1991. We work nights, after you close, so your team walks into a clean building every morning. We serve Idaho Falls, Ammon, Rexburg, Rigby, Shelley, Blackfoot and Pocatello.
